Recently, the Governor of Washington State instituted “safer at home” policies for the state. 

Under these policies, our business is considered an “essential business”, whose operations need to continue for the benefit of the community. We house thousands of people in our properties for whom we need to continue to provide essential services. 

Your health and safety is our top priority, along with that of our residents. We remain mindful of all CDC guidelines and will continue to take necessary preventative steps to care for you as employees, as well as our tenants and residents. We encourage strict adherence to these policies and to the CDC guidelines, including social distancing. We will be providing additional information as the situation evolves. 

For your reference and review, attached are copies of the CDC bulletins regarding systems and preventative measures related to the current COVID- 19 virus pandemic. Please post in common areas of your office. 

Frequently Asked Questions (FAQ): 

Q: ARE YOU PROVIDING ANY ASSISTANCE WITH RENT NEXT MONTH DUE TO THE CIRCUMSTANCES?

A: Tenants are not relieved of the obligation to pay rent under their lease. 

If you are unable to pay rent due to a COVID-19 issue, you may submit a request for consideration, in writing with proof. The management company will evaluate each such request for relief on a case-by-case basis, with the requirement that evidence be submitted to demonstrate the hardship and inability to pay. Please understand that relief can only be granted by written letter signed by the management company and not verbally by any on-site manager or employee. 

Q: I UNDERSTAND THERE ARE NEW LAWS RELATED TO EVICTIONS, PLEASE LET ME KNOW WHAT THEY PROVIDE?

A: As of now, we understand that generally, evictions for non-payment of rent are delayed, however, evictions for other just causes are still allowed, such as law enforcement, breach of contract, nuisance etc. This situation may evolve so we suggest you do periodic online research to check for changes or check back with us. 

Q: ARE YOU GOING TO DISINFECT OUR APARTMENT COMPLEX, FOR EXAMPLE RAILS BY THE STAIRS, DOORS, ETC.?

A: We encourage everyone to follow CDC guidelines and we have asked our maintenance contractors to do likewise. 

Q: UNDER THESE CIRCUMSTANCES ARE YOU STILL PROVIDING MAINTENANCE?

A: All properties will continue to provide maintenance service to address any emergency or life/safety issue that may arise. All other work order activity has been suspended and vendors will only enter an apartment if absolutely necessary, and if the occupants can confirm no one is currently or has recently been sick with the COVID19 virus or has symptoms of the COVID19 virus. 

Q: ARE MANAGERS PLANNING TO INSPECT UNITS AS USUAL?

A: Non-essential inspections are suspended until further notice. 

Q: ARE WE FOLLOWING SANITIZING RULES FOR MAINTENANCE WORKERS TOO BEFORE ENTERING OUR HOME?

A: We request all our vendors and maintenance workers to comply with the basic sanitation recommendations. 

Q: ARE WE GOING TO SEND OUT LETTERS REGARDING THIS CORONA VIRUS?

A: No, we encourage you to visit www.cdc.gov 

Q: ARE OUR OFFICES GOING TO REMAIN OPEN FOR US?

A:No. We will follow the CDC guidelines. All offices will remain locked and closed to the public for the time being to ensure our managers are safe.

Q. ARE BUILDING AMENITIES OPEN?

A. All amenities at the property are currently closed until further notice with the exception of the laundry facilities (if applicable) and resident events have been canceled.
